At Upland we are committed to protecting your privacy online. Our Privacy Policy demonstrates our firm commitment to protecting the privacy of our customers and Web Site visitors. We use the information that we collect about our customers and Web Site visitors to fulfill services and to create a more personalized online experience.
When you visit our various Web Sites, we collect transactional information, (or Personally Identifiable Information), from you such as your name, telephone number, e-mail address, mailing address, and your investment criteria or property sales information. Upland does not sell or rent your transactional information to others. Upland uses customer or visitor information only for the purposes of fulfilling services, contacting purchasers or visitors to inform them of potentially interesting investment properties or related services, sending promotional information, and enhancing the Web Site user experience.
Upland will occasionally offer new investment properties or related products and promotions. When you request a Username and Password (for full database access), we may ask you for contact information such as your name, address and email address in order to administer the property information, to send you promotional emails, and or direct mail, to notify you of new investment property offerings and to provide you with our periodic newsletter.
At Upland's various Web Sites you can be assured that your transactional information is kept secure. Our secure servers protect the information using state of the art firewall technology. All customer transactional and Web Site visitor information is kept on a secure server.
Please be aware that our various Web Sites may contain links to the other Web Sites on the Internet that are owned and operated by third parties. The information practices of those Web Sites linking from or to our various Web Sites are not covered by the Upland Privacy Policy. Upland has no control over the use or disclosure of user data on other Web Sites on the Internet, and we recommend that you review the privacy policies of such Web Sites to determine your privacy rights on such Sites.
Upland will remain committed to protecting your privacy online. We may change our Privacy Policy from time to time. REAL ESTATE COMMISSION POLICY
Upland is committed to cooperate with brokers who refer investors. We recognize the contribution of referral brokers and welcome this type of involvement.
Real Estate Commissions (fees) in the net-leased property investment arena are generally paid by the Sellers and are usually between one (1%) and five (5%) percent of the property purchase price. The fee paid on such properties is negotiated (in advance) with the Sellers and is offered under the assumption that the Seller will pay the fee at closing.
Uplands policy is to split (50/50) the fee paid to Upland, with the cooperating broker or brokers, (no matter how many cooperating brokers are involved in the transaction). Upland shall not responsible for the payment of any fees unless Upland is actually paid the fee.
Any additional commissions arranged between the Investor and the Investor's broker, are not subject to fee-splits with Upland.
REGISTRATION PROCESS
Our first objective is to discover any potential for real estate investment commission disputes as soon as possible, by ascertaining who is the potential Investor's Broker, allowing us to communicate freely with this authorized Broker. This assures the Investor of consistent, timely and quality information. Upland is in this business for the long-haul, so direct, honest and open communications usually keeps any disputes from occurring.
Upland's second objective (achieved through our Investor/Broker registration process) is to assure the Developers/Sellers that Upland is not marketing their property willy-nilly and that we are controlling (to the best of our abilities), the information, marketing and the sales process. This process helps maintain our status as a preferred Broker and keeps us on the Developers/Sellers short-list, so Upland will continue to receive new or revised properties before they are introduced to other brokers or net leased property resources.
