F.A.Q: SELLERS' AND DEVELOPERS'

For several very important reasons. They are:

A. We find the 1031 Investors. This group is motivated by Tax Deferral and will pay more aggressive Cap Rates (or prices). Our national network, Internet presence and superb reputation drives these Buyers to us.

B. We treat your property with integrity. We do not send it around the world "willy-nilly." We go through a Registration process to assure the viability of the Investor or Broker, and to make certain that you are not involved in any commission or fee disputes.

C. We get the job done. Upland is creative and proactive in selling property. We have used a "tried and true" approach to selling property that we have aptly named the "Guerilla Marketing Plan." D. The power of our Web presence. Upland has embraced the technology of the times. We have invested significantly in our Web Sites and will continue to do so. We are always fine tuning our sites, adding content which is submitted to the various top Internet Search Engines.

Our fees range from one (1%) to eight (8%) percent. The deal size, viability and any extenuating circumstances drive our fee structure. We make every attempt to charge a fee commensurate with what other Brokers are charging on similar properties nationwide. Please note that all commissions are negotiable between the Brokers and Sellers or Buyers. We are aware of the fees paid to our competitors, and often must cooperate and share our commission with other Brokers. Upland prides itself on its' success ratio in working with cooperating Brokers, and believes it is directly related to our professionalism, responsiveness and equitable fee policies. This fairness in commission splits can only be achieved if we arrive at fair compensation with the Developer or Seller first.
